This is a small house with big neighbors. From the back deck of this cottage, or the screened-in porch, or the backyard there are views of a grassy knoll behind which lies the 136-acre Aaron River Reservoir. Both kayaking and small boats with no power engines are allowed. Alongside the reservoir is a trail leading into the 4,000 acre Wompatuck State Park, with 12 miles of paved bike trails. The 16,000-square-foot lot ends at the Aaron River. The cottage has been expanded over the years and its key rooms are updated. The living room has oak floors, track lighting, numerous windows, and easily accommodates a couch, and a large entertainment center.

The sunny master bedroom has dark flooring, a good closet, and a door to the back deck. The kitchen has an electric stove, decent counter space, and room enough for a smallish four-person table. There is a full, showered bath. The second bedroom is a long rectangle with a large closet, but needs freshening. Since this is a cottage the exposed beams in the library/office are two-by-fours. That room also has an exposed brick wall, a chimney vent for a wood burning stove, and a door to the screened three-season porch. Heat is from propane. There is a low-ceiling basement. Listing broker Sally Marr of Coldwell Banker in Cohasset is holding an open house Sunday from noon to 2 p.m.
