Yet another tall apartment building has been pitched for the Fenway neighborhood of Boston, where Skanska USA Commercial Development wants to get in on a burst of building activity.
The firm has proposed constructing an 18-story complex that would replace the Burger King at 1350 Boylston St. with 240 apartments and ground-floor retail spaces. It also wants to build 105 parking spaces underground.
“The project will continue the revitalization of this area of the Fenway neighborhood from surface parking lots and suburban-style development to an urban area with a mix of uses,” Skanska wrote in a project filing released Tuesday by the Boston Redevelopment Authority.
The project needs the approval of the BRA before construction can proceed.
Skanska’s project would be the latest of several new buildings to bring modern apartments, stores, and restaurants to a once gritty section of Boylston Street near Fenway Park. Just last week, the BRA approved construction of The Point, a 22-story apartment and retail tower at the intersection of Boylston Street and Brookline Avenue.
Another large apartment, retail, and office complex is under construction next door at 1325 Boylston St.
Skanska’s building would be situated on a 0.6-acre site on the south side of Boylston, where a 2010 zoning study recommended shorter buildings so as to not overwhelm neighboring brownstones. Skanska was scheduled to meet with neighbors Tuesday night to discuss its proposal.
Shawn Hurley, regional manager for Skanska, said the building is tiered so that the 18-story portion of the complex is on the western edge of the site at Kilmarnock and Boylston. On the other end of the site, the building steps down to four stories, forming a large opening between Boylston and Peterborough Street.
“It creates an opportunity for light and air to flow through, and it opens the streetscape to people to the north and south of Boylston,” Hurley said. He said no start date has been set for construction.
Designed by the architecture firm ADD Inc., the complex incorporates a number of unique features, including a series of loft-style apartments on the eastern portion of the site that open onto private roof terraces.
Two retail spaces are planned at street level, with at least one to be a restaurant.
Skanska had previously proposed offices on the site, but switched to apartments after input from city officials and neighbors.
It is asking residents for ideas on the project’s retail spaces through a website, popularise.com, which contains a link allowing users to suggest the kinds of shops and restaurants they would like to add to the neighborhood.
