$1.1m mid-century modern in Westwood surprises with rustic touches

    319 Farm Lane, Westwood; $1,125,000

As part of a renovation in 2015, the atrium and master suite were added, a bedroom was reconfigured, and the lower-level family room was expanded.

From the street, there is every reason to believe this four-bedroom house is solely a mid-century modern. After all, it exhibits classic characteristics of the style: flat planes, transom windows, and a profile that blends easily into the mature landscaping.

The flagstone flooring in the foyer feeds that belief, but the home surprises with rustic touches, thanks to a 2015 revamp. The stone now gives way to warmer oak floors in the atrium, and two bedrooms are reached via rolling barn doors that hang from black-metal supports. As part of the project, the atrium and master suite were added, a bedroom was reconfigured, and the lower-level family room was expanded.

In the atrium, rectangular skylights spotlight a slight ramp. To the right is an open floor plan that encompasses the living room, dining area, and kitchen. The living room has a red-brick fireplace with a gas insert and plenty of light from angled transoms atop large plate-glass windows. The dining space features tall windows, a walk-in closet, a door to the two-car garage, and a slider to the backyard that opens to a stone patio with a waterfall. Steps away from the dining room is a galley-like kitchen with Corian counters, teak cabinets, and an electric cooktop mixed in with sleek stainless-steel appliances.

To the left of the atrium are three bedrooms. The first, original to the home, is in the front of the house and has two square windows and a good-sized closet. The second, found behind a barn door, is much larger thanks to the reconfiguration and has two closets and an en-suite bath with a double vanity.

The master lies at the end of the atrium behind a barn door. The suite features textured-concrete floors with radiant heat and a rear wall of windows. Views are of the backyard and of the treeline formed by Lowell Woods, conservation land directly behind the 0.94-acre property. Tall cabinets do double duty as a privacy screen and clothes storage. The master bath also has radiant heat, as well as a double vanity and a shower.

A set of stairs leads to the lower level and the sunny, carpeted family room. This floor also houses the fourth bedroom (with a walk-in closet), a full bath, a laundry room, storage, and a playroom with a wood-burning stove.

The listing broker, Jay Boyle of Landvest in Boston, will hold an open house on Sunday, April 10, from 1 to 3 p.m.
