The redevelopment of Rockport’s long-vacant Cape Ann Tool Co. hit a milestone recently with the start of demolition of the smokestack at the former manufacturing plant in Pigeon Cove. Developer Michael Rauseo is building 13 single-family homes on the 5.1-acre site and is restoring the 11,000-square-foot Masonry Building for a mix of residential and commercial uses, with boat slips on the waterfront, including one for a potential water taxi. “It’s a great project for the town,” said Rauseo, a part-time resident of Rockport.
