The task of how to attract the “highest and best” uses for development along the Mazzeo Drive/Route 139 corridor is now in the hands of the Town Council’s Economic Development Subcommittee. The committee was given the task last month after the full council was presented with “Mazzeo 2020,” an outside study of the area done by Anderson Strategic Advisors and the Joyce Law Group. The study said the area is most likely to attract retail and grocery stores, restaurants, entertainment venues, hotels, and mixed-use developments with high-density housing. Town Manager David C. Murphy told those present that underperformance of the tax base in one area of the town puts pressure on the rest of the town’s tax base and promised action on the plan. The study further recommended addressing traffic concerns, parking requirements, public transportation, and zoning modifications that would make the area more attractive for those uses.
