Homes for people 55 and older planned for Union Point

A Mashpee-based company plans to build 500 market-rate homes for people 55 and older on about 40 acres at Union Point, the development at the former South Weymouth Naval Air Station previously known as SouthField.

Bonvie Homes announced on Sept. 23 that Four Winds at Union Point would include townhouses, single-family homes, and condominiums, as well as a large clubhouse, and would be targeted at active baby boomers who would take advantage of the proximity to commuter rail service to Boston.

Local officials praised the proposed age-restricted development, saying it would bring millions of dollars in tax revenue without the added costs of school children.

The gated community would be similar to the 750-home Southport “lifestyle community” that Bonvie Homes developed on Cape Cod, according to company spokesman Rich Carlson.

He said the company hopes to get local permits in time to begin construction in early 2017, with occupancy expected to begin by mid-summer of 2017.

LStar, which owns the 1,400-acre Union Point site, has been working since 2015 to create a mini-city of residences, shops, offices, and recreation facilities.

LStar executives announced the first major commercial tenant, ProDrive Technologies, earlier this month, and said they are finalizing an agreement with another developer to build 200 age-restricted apartments. A small high-tech engineering firm, DejaView, is moving into a renovated hangar in 2017, LStar said.

More than 700 people already live in Union Point in a mix of apartments, town houses, condos, and single-family homes. An independent living and nursing care center opened in September, and a 200-unit condominium complex is scheduled to open this fall, with work starting soon on more apartments and retail space, officials said.
