A plan to rezone part of Kendall Square to enable another 1 million square feet of development in the booming neighborhood was to be filed with the Cambridge City Council Monday night.
City officials plan to request zoning changes that would allow 600,000 more square feet of office space and 400,000 square feet of housing on several parcels controlled by the real estate giant Boston Properties.
The first phases would be to redevelop a garage and small building north of Broadway, said Tom Evans, executive director of the Cambridge Redevelopment Authority.
The zoning changes include requirements that 15 percent of any housing built in the area be affordable to low-income residents; it would also allow developers to erect taller buildings if they include more middle-income housing. It also sets aside office space for startups, and Cambridge officials are negotiating with Boston Properties to fund transit improvements for the neighborhood.
The City Council is likely to schedule public hearings for the fall, Evans said, and could approve the zoning changes by year’s end.
Both office space and housing are in high demand in East Cambridge, and Boston Properties, which already operates about 2 million square feet in Kendall Square, says
it wants to capitalize on the hot market. It has not yet discussed specific tenants.
